As the new decade approaches, savvy single-family home investors are asking which cities will be the best for real estate in 2020. Homebuyers are shunning the suburbs and foothills of big cities and flocking to smaller, more affordable metro areas, according to a new list of the country's top 10 most desirable cities, exclusively available to USA TODAY early Wednesday. San Francisco, Los Angeles and San Jose, California, topped the list for the second year in a row with the highest median home prices, according to Realtor.com. At number six on last year's list, the ZIP Code attracts California residents looking for more - affordable housing. Sources: 1, 14

Housing costs are calculated using the Zillow Home Value Index, which is the average estimate of home prices in the region. The median house price is very attractive in all top 7 cities We # Ve identified and offers an average price of $1.2 million for a single-family home in each of them. While buying a home that could be rented out for $3,521 a month in San Jose costs $2.1 million, the median home price in San Diego is less than half that, well above the average rent ($3,573). Using this index, our team looked at 50 of the country's largest metropolitan areas and came up with the 10 easiest places to buy a home. We used the LakeHomes.com search function to identify markets in cities that featured in Smart Asset's rankings, and pointed to the Zillow Home Value Index and the list of best places for retirees. Lake Real Estate surveyed a city on the Smart Asset list of "best places" and then analyzed how average home prices in each market compare to the median price in other cities and towns in the same metropolitan area. Sources: 4, 12

We then averaged these rankings to create an index of the best buying opportunities, with the lowest index being the best. Cities that made it to the top 10 list are among the most affordable 30 cities with crime rates below the national average, according to areavibe. Florida has the most listings in the Zillow Home Value Index and the list of the best places for retirees, but Florida also has some of the least affordable housing markets in the country. There are 10 counties in Florida that rank in our 50 most vulnerable housing markets, while only one district in Florida made the top 10. Sources: 0, 5, 8, 10

Curbed conducted a meta-analysis to get a better idea of which markets in the country would be best suited to you buying a home solely as an investment, looking at the median cost and capitalization rates for investors in the ten largest London property markets. The report, titled "The 25 Best Places to Buy a Holiday Home," provides buyers with information on the median home price and capitalization rate, as well as the average home price per square foot.
